Every guest who stays with us finds a printed Welcome Guide waiting when they arrive. It covers the house rules, the times that matter, the neighbourhood, and what we ask when you leave.
We decided to publish most of it here. The best time to find out whether a place suits you is before you book, not on the doorstep with your bags. If anything below doesn't work for you, we'd honestly rather you knew now.

This is our home as well as yours. If anything isn't right, at any hour, you call, text or knock, and one of us answers. Nothing is too small to mention. We'd much rather fix it in ten minutes than have you put up with it.
The times that matter
The house rules, and why
There aren't many. They all come down to one thing: the next guest should find the place as lovely as you did.
- Up to 4 guests, children included, and only the guests on the booking. It's a shared house, and our neighbours deserve to know who's in the building.
- No smoking or vaping indoors. The smell stays in fabrics for weeks, long after you've gone.
- No parties or events. It's a home on a quiet dead-end block, not a venue.
- Pets by approval only. Ask us first. We'll give you a straight answer.
- Shoes off inside, please. It keeps the floors clean for you and for everyone after you.
- Meals in the kitchen, not the bedrooms, and wipe spills quickly.
- Lock up when you go out, doors and windows, every time.
- Leave the smoke and carbon monoxide detectors alone. They're there to keep you safe.
- Go easy on energy. Lights, A/C and water off when you're out.
- The fire escape is for emergencies only. Please don't sit or hang out on it outside the bathroom window.
Two honest things worth knowing
It's a third-floor walk-up, with no elevator. Guests have told us they wished they'd known before arriving with heavy luggage, so now we tell everyone.
Dunkin', corner shops and good local food are steps away, but the full-size supermarkets are a short drive. Ask us and we'll tell you exactly where to go.
Around the neighbourhood
- Newark Airport (EWR): about 5 minutes by car. The easiest airport run you'll ever have.
- Trains to New York: from Newark Penn, about 20 minutes to Manhattan.
- Parking: free on the street. It's a quiet dead-end block, which makes it much easier than most of Newark.
- Downtown: the Prudential Center, NJPAC and the Newark Museum of Art.
- Hungry? Head to the Ironbound. Ferry Street is lined with Portuguese and Brazilian restaurants, and it's one of the best food streets in New Jersey.
- Need some green? Branch Brook Park is well worth an afternoon.

When it's time to go
Check-out is 11:00 am. Six quick things, then you're on your way:
- Key back on the table by the door
- Lights, fans, A/C and electronics off
- Dishes washed and left on the drying rack
- Trash taken out to the bins
- Used beds stripped, linens and towels in the basket
- One last look for chargers, glasses and passports
